Green Hills Home Goes Green

At Zeitlin & Co., Realtors, we are really excited to see the homes on the 2011 Middle TN Green Homes Tour coming up on October 8th & 9th. The tour features twelve Nashville homes that have been certified by Energy Star, EarthCraft House, LEED, or NAHB’s Green program. The homes range in style, architecture, and capabilities, but each one is sustainable, making it a wonderful tour for both current homeowners, and those shopping around. This year’s Green Homes Tour is sure to give you great ideas for improving your home’s efficiency and sustainability.

Of particular interest this year is a Green Hills home located at 801 Lealand Court. Dodd and Susan Galbreath recently reworked their home to include solar panels and a tankless water heater significantly reducing their monthly utility costs. With locally inspired landscaping, they are reducing their environmental impact and benefiting from the effects as well. They prove that retrofitting an existing home for improved efficiency can be done, even in a bustling neighborhood like Green Hills.

How To Make Your Empty Nest Work For You

Many of our clients are empty nesters who are looking to sell the home they raised their children in, and find something that caters to their new needs in life. Sometimes this involves moving to a different part of town where schools or affordability aren’t as much of a priority. Other times, empty nesters need the same amount of space, just laid out differently.

Today we’re looking to the homeowners’ best friend, Bob Vila, whose site provides a great deal of do-it-yourself know-how coupled with years of homeowner expertise. In this article, the author explains the major house trends for empty nesters, which we have also seen are the case for homebuyers here in Middle Tennessee.

  1. A master suite for guests provides a comfortable retreat complete with bed, bath, and lounge areas.

Luxurious Laundry Rooms

I wonder how much of my life is devoted to keeping clothes clean and pressed. It often feels as though this tedious chore is a large part of every day. Luckily, today’s laundry rooms are being designed with efficiency and convenience in mind so the process can be much more enjoyable. Here are some recent trends we are seeing in Nashville home sales.

  1. More square footage is being devoted to laundry rooms in new construction and remodels. Homeowners are adding custom built-in bins for sorting and storing dirty clothes. Often laundry rooms are large enough to have a center island for folding and separating. Custom cabinets with beautiful finishes that coordinate with the kitchen cabinets are popular for storing detergents, stain-removers, and cleaning supplies. Sinks are popular for hand washing delicate items.
  2. Laundry rooms are more conveniently located. Most new home contractors are adding laundry rooms to the level of the house with the majority of bedrooms. The basement laundry area is history. Some new homes even have the benefit of a laundry room on each floor – no more dragging heavy baskets up and down stairs!
  3. Washers and dryers are quieter and more efficient than in years past. Less water and electricity usage means smaller utility bills. Not only are they saving energy, these new appliances save your back by adding platforms under the machines to elevate them easing back strain.
  4. No longer a utilitarian room, laundry areas are receiving designer treatment. Homeowners are replacing their Formica countertops with granite. Bright colors on the walls add a lot of cheer, and there are even some whimsical wallpapers on the market that are perfect for brightening up the space. Not to be outdone, appliances are receiving makeovers as well. The colors of the new washers and dryers are amazing – metallic finishes in candy apple red and charcoal gray. Some rooms have modern amenities such as flat screen tvs for passing the time between spin cycles, while others are are a nod to vintage homes with built-in ironing boards. Whatever the look, basic is out, and luxurious is in!

I personally designed a laundry room for a client with a custom sofa, designer lamps, and gorgeous English oak hall bench. Another client was determined to reorganize her small laundry room to make it easier for her children to put their own clothes away. We had some cabinets built with cubbies and baskets for that very purpose.

In a nutshell, why not design and decorate the laundry room to enhance the time that is spent there? Not all homes have well-appointed laundry rooms, but most buyer clients want them and appreciate them.

Chef-Inspired Kitchen Trends for 2011

Reality TV: some love it, some don’t. Like it or not, the popularity of chef hosted cooking shows is now steering the design of kitchens to be even more chef-inspired.

Today we’re highlighting the trends we are seeing in new and renovated kitchens. If you are planning on investing in your kitchen, focus on these important areas:

  • Once considered cold and purely functional, chef’s kitchens are becoming sleek and inviting. Rich wood tones are juxtaposed against timeless metals for a marriage of warmth and clean lines in cabinetry, mouldings, islands, faucets, and even flooring. Harsh lines are traded for soft curves, whether it be the shape of an island, trim mouldings, counter edges or appliance profiles. These looks appeal to modern and traditional kitchen lovers alike.
  • Today’s consumers are demanding smarter storage. Intuitive cabinetry and drawer storage are must haves. Refrigerators, dishwashers, and ovens have been reconfigured for better segmenting of the items they hold. Along with smart storage, new kitchens feature smarter workflow designs for one or more home chefs to prep and cook at the same time.
  • Unique countertops give tremendous appeal to this most frequently used workspace. It’s now popular to blend various countertop materials – natural stone with glass, tile with marble, even stainless steel combined with butcher block. Multi-level countertops with gentle curves are also growing in popularity.
  • An entire kitchen can be perceived as warm or cold depending on the lighting used.  Adequate natural light, task lighting, and ambient lighting are important for creating a workable space that doubles as a tasteful design. Pendant lights, lanterns, recessed lights, and chandeliers can all be used simultaneously for practicality as well as a good aesthetic.
  • Great lighting will enhance tasteful paint colors. Gone are the days of a monochromatic kitchen! Today, several hues often make up a kitchen’s color scheme. When abundant windows and wall cabinets leave little wall space, bold paint colors are often used successfully.

The kitchen is the hub of the home for the entire family. More than any other room of the house, a kitchen can make or break a purchasing decision. If you are remodeling or buying remember these 3 C’s:

  • Convenience
  • Combination of materials
  • Chef-inspired
